September 2026 - MESA Trustees Meeting Update

Update from the latest MESA Trustees meeting:

Site management: 

FSPM are currently managing the site. Their agreement is due for renewal within the next few weeks.

Lease extensions: 

Barry will contact residents with shorter leases this week to see whether anyone would like to arrange their lease extensions together and potentially reduce legal costs.

Outstanding maintenance fees: 

Rob will be contacting residents with outstanding maintenance fees. If you know you have an outstanding balance, please contact Rob to discuss arrangements.

2026 budget: 

We are currently on track with the agreed budget for 2026.

Reporting repairs and issues: 

We are setting up FixFlo, an online system that residents will be able to use to report repairs, anti-social behaviour and other issues. We will test this internally before making it available to everyone.

Conifers: 

The very tall conifers at the rear of the court, between the court and the Kursaal Estate, are partially dead and need attention for safety reasons. We want to retain them as screening, so rather than removing them completely, they will be reduced to approximately half their current height. This work is planned for the second week of October.

Tree removal: 

A tree on the Southchurch Road frontage was recently removed, with consent of Southend Council, because it was diseased and at risk of falling in high winds. Its removal was necessary for safety reasons.

AGM: 

We are planning to hold the AGM in early December. The date will be circulated as soon as it is confirmed. We encourage residents to attend, as there will be matters requiring residents' decisions and votes.

Salt bins: 

Replacement salt bins have been ordered and are expected to arrive in October.

Entrance and crash repairs: 

The brickwork around the entrance and the crash damage repairs have now been completed. The outstanding metalwork was delayed but is due to be delivered and installed this week, which should complete the works.

Roof and gutters: 

A recent roof and gutter survey found everything to be generally in good condition, with only a small number of follow-up items identified.

Disabled parking bays: 

We are looking into having the disabled parking bays repainted in blue and white.

Motorcycle parking: 

Motorcycles can now be parked in the bike storage area.

Keeping residents updated:

Following each Trustees meeting, we will produce an update like this as quickly as possible. Once agreed by the Trustees, it will be shared on Facebook and the MESA website, with paper copies also displayed in the each block lobby.
